How the grade works

Every lookup checks public sources: HOA documents posted online (minutes, budgets, reserves), dues, special assessments, lawsuits, FEMA flood zone, reviews, and complaints.

Each source found moves the score up or down. The breakdown shows what was found.

Missing sources never block a grade. They show as a lower source count next to the grade.

This is a screening grade. It is not a title-company or closing document.

Common questions

Is this a closing document?
No. This is a screening grade compiled from public sources. The closing documents — the estoppel or resale certificate a lender and title company require — are certified by the HOA or its manager and are produced during the sale.

Where does the grade come from?
Public sources: HOA budgets, minutes, and reserve figures posted online, dues history, court records, FEMA flood maps, reviews, and complaints. Each factor found moves the score up or down, and each grade comes with the list of factors that moved it and a source count.

What does it cost?
Nothing. The grade, the HOA pages, and the full report sent by email or text are free. No account is required.

What can't it tell me?
Anything that is not public: account balances, private board records, and documents the HOA has never posted. Missing sources never block a grade — they show as a lower source count next to it.
